I evaluate San Francisco properties at the micro-neighborhood level, analyzing transit access, school assignment zones, walkability scores, historical price performance, and long-term demand indicators on a block-by-block basis.

I assess how a property can be legally and practically used in San Francisco, including unit count, ADU feasibility, TIC or condo conversion potential, and live-work eligibility within current planning and building constraints.

I analyze income using historical rent data, rent control exposure, vacancy trends, and realistic expense assumptions to assess current yield and sustainable upside.

I review zoning classifications, overlays, height and density limits, discretionary approval risk, and recent entitlement outcomes to determine what is permitted today and what expansion scenarios may be viable.

I evaluate construction quality, seismic risk, deferred maintenance, and common San Francisco building issues—such as soft-story conditions, foundations, and aging systems—using inspection data and historical upgrade benchmarks.
